2018's Most Popular Apartment Amenities

What amenities would your dream apartment community offer? From outdoor grills to pet parks to DIY maker studios, this year's most popular amenities cater to residents who want the privacy of a one-bedroom apartment and the flexibility to socialize within their communities. The National Apartment Association asked experts which amenities are going in and out of style in 2018. Check out the list below to find out what's in store!

What’s In?


According to Ken Valach, CEO of Trammell Crow Residential (TCR), “The number of renters wanting an ability to get out of their apartment and socialize more with their neighbors is increasing.”

Residents who work from home in particular desire socialization. To meet that need, apartment complexes are focusing on more cross-functional areas, such as combination bike room-coffee bars.

If social areas are positioned outside, it’s even better, climate-permitting. For example, an Orange County, CA community recently installed an outdoor kitchen with a Neapolitan wood fire pizza oven.


Beyond providing sweet spots for relaxation, we can expect to see apartment operators continue to offer amenities that cater to residents’ hobbies and, most important, their pets! Many communities are transforming extra acres of land into fabulous dog parks. 


“Maker” rooms are studios and workshops where residents can come together to create DIY projects. The maker room is especially popular among Millennial renters, according to Greg Mutz, Chairman and CEO of AMLI Residential. “Golf simulators seem to be popular in certain markets, but not everywhere," said Mutz.

What’s Out?

Word on the street is that wine storage areas have lost their appeal. “It may be because in high-end communities we are putting fridges in units so there is no reason to use the common area to store wine,” says Gables Residential President and CEO Sue Ansel. “Tanning beds and tennis courts and token fitness centers also have become outdated,” Ansel added.

Outside of the Atlanta area, MAA CEO Eric Bolton says tennis courts are becoming obsolete. “For the most part, you see that amenity going away, particularly for urban set ups,” he said. “We are trying to repurpose some of these areas into more special settings, such as coffee bars, for more people to come together."
