GENERAL SUMMARY
MAJOR RESPONSIBILITIES

The Community Manager ensures that all aspects of the site operate smoothly and efficiently through planning and implementing appropriate procedures and directing the tasks of other site staff. The Community Manager reports to the Regional Manager. The ability to effectively meet and deal with the public, communicate effectively both verbally and in writing, and the ability to handle stressful situations are necessary abilities for this position.

  1. Prepares annual budget.
  2. Monitors budget process and writes variance report for Regional Manager upon request.
  3. Completes monthly, quarterly, and year-end reports as required.
  4. Maintains accurate payroll records. Submits staff hours to main office payroll department and dispatches checks.
  5. Issues purchase orders as required and processes invoices for payment weekly.
  6. Markets and leases property according to Taymil policies and applicable state and federal laws. Trains leasing agents in this area.
  7. Develops marketing program. Monitors trends in the market and determines frequency and advertising needs. Prepares advertising copies for newspapers and other media. Maintains advertising log and completes market surveys.
  8. Maintains traffic reports and keeps an apartment wait list.
  9. Processes rental applications including verification of credit, employment, and landlord history.
  10. Renews leases and implements rent increases.
  11. Provides newsletters and social and recreational programs for residents.
  12. Confronts and resolves resident problems, conflicts, and lease violations. Documents these activities.
  13. Processes rent collections. Follows through with delinquent account procedures including evictions.
  14. Receives and dispatches maintenance requests. Ensures that all work orders are completed in an efficient and timely manner.
  15. Supervises staff and outside contractors. Establishes grounds and maintenance schedules.
  16. Coordinates and monitors apartment make-ready procedures.
  17. Ensures that property is maintained in a clean, safe and attractive manner at all times through weekly site inspections.
  18. Maintains petty cash account and monthly reconciliation.
  19. Keeps written record of all property utilities.
  20. Reports all accidents and emergency situations to the main office and immediately prepares proper incident reports.
  21. Knowledge and working experience with Windows applications, specifically, Microsoft Word, Excel, and Outlook.
SUPERVISION EXERCISED
 

Supervises all property staff, including leasing consultants, clerical staff, and maintenance supervisor. The number of staff members supervised depends upon the size and location of the property.

TOOLS AND EQUIPMENT USED

Multi-line telephone system, personal computer including database, word processing and desktop publishing software, copy machine, postage machine, fax machine, calculator, pager, walkie talkie and/or cell phone.

PHYSICAL DEMANDS

  8. Provides coverage at other sites when required. Able to handle after hours emergency calls and be on-call as needed.
  9. Prepares surfaces and paints building interiors/apartments as necessary.

  5. Rotates emergency coverage with Maintenance Supervisor as required.
  6. Maintains the workshop, utility room(s), mechanical rooms to ensure the rooms are kept clean, orderly, safe from potential hazard. May be required to maintain written building logs.
  7. Repairs/replaces major appliances as required (refrigerators, dishwashers, stoves, garbage disposals and washers and dryers). Seeks assistance from Maintenance Supervisor when necessary.
  8. Provides coverage at other sites when required. Able to handle after hours emergency calls and be on-call as needed.
  9. Prepares surfaces and paints building interiors/apartments as necessary.
  10. Such other duties as may be assigned by the Maintenance Supervisor or Community Manager as necessary.

Essential Functions
Major Duties

The Painter serves as an integral member of the maintenance team for the properties. As the painter, he/she is responsible for turnover painting of all vacant units as well as painting of common areas. In addition, the painter will assist with maintenance coverage and on-call coverage. Maintenance Technician duties include basic mechanical maintenance, janitorial, and grounds care for the site as directed by the Maintenance Supervisor and Community Manager.

  1. Painter/Maintenance position’s main responsibility is the painting of all vacant apartments during the apartment turnover process.
  2. Performs any and all painting of Common areas as directed by Maintenance Supervisor and/or Community manager.
